Steps to Improve your Real Estate Video Marketing in 2022

A well-made real estate video can be a valuable resource for property owners, sellers, and dealers as it helps you increase the outreach and helps in attracting potential buyers or tenants. A well-made video helps show your property in a much more detailed way along with captions.

Did you know that 39% of homebuyers used websites with embedded walk-through videos and 56% of them believed it was really helpful for them to make a decision? This indicates the importance of having a good-quality video walkthrough for real estate marketing.

In this article we are covering a few steps involved to make real estate videos for marketing, which can help you get a perfect outcome and yield substantial results:

Tidying up

The first and most important step in making real estate videos for marketing is to tidy up the surroundings before you start making videos. Tidying up doesn't necessarily mean doing detailed cleaning but just tidying up the space like making the bed nicely, if there is anything lying around just make sure to keep it out of the way.

Turning on the lights

It is quite evident that taking photos or making videos with better lighting yields amazing results. You can add a good and professional look to your photos and videos just by having good lights while documenting. Turning out the lights in the property helps you give a cozy and comfortable feel to your photos or videos.

Hide your belongings

You are at your site location with your gear including cameras, lenses, bags, etc. Now while you make a brief walkthrough, chances are you might end up having some of your belongings in the shot which instantly ruins the whole scene of your real estate videos. It is advised that you put all your belongings somewhere which won't come in the frame, ideally a closet.

Adjust your white balance

Adjusting your camera’s white balance is essential. Although most cameras have a good auto white balance as you have turned on the lights to make the feel warm and cozy, the auto white balance mode might interfere with that and turn into a cold which will give it a very unprofessional look.

Camera lenses for real estate videos

It is recommended to use a wide lens, in full-frame terms at least 24 mm. I personally like to shoot with a 16mm lens. This allows us to fill the majority of the space in one viewpoint and produce visually appealing images and videos.

Frame rates

We would recommend shooting in a high frame rate so you can slow down the footage. The reason for that is several advantages such as:

  • Reduces the appearance of camera shakes and wobbles.

  • The slow-motion looks smoother

  • Creates emphasis on a certain scene.

How to shoot real estate handheld

Intimidated by shooting real estate with a handheld? We would recommend using a camera strap, adjusting it around your neck, and pushing your camera out to create tension. Lock your elbows in. This allows for fewer jitters and shakes. For more information on this have a look at Haris’ full blog on how to shoot handheld here. The best part about shooting handheld is that the setup time is literally seconds and can be used in any space so long as you fit in it.

Why use a gimbal?

Why use a gimbal for real estate videography? It showcases journeys from room to room. It allows for dynamic shots that feel like you are gliding through the space. The reason why we put this technique last is that it requires practice and the setup time can be long if you haven’t done it yet. We recommend getting a small gimbal for your mobile phone, they are fairly simple to use.
